Land Development Project Manager

- Review civil improvement plans, geotechnical evaluations, landscape plans, and project specifications for home construction lot preparation
- Oversee development and scheduling of infrastructure installation, including home lots, model homes, landscaping, parks, and amenities
- Coordinate with jurisdictional officials during construction and inspections (civil construction, landscaping, irrigation, signage, etc.)
- Ensure project schedule and critical path are accurate; identify and report delays
- Communicate key milestones to internal departments and external stakeholders (e.g., city officials, contractors, engineers)
- Assist Project Managers with plan clarifications and revisions from civil engineers
- Work directly with subcontractors' office and field personnel
- Help manage the bid, review, and award process for development projects
- Develop contract scopes of work and pay scales for bidding
- Assemble bid packages with necessary documents and plans
- Calculate quantities from construction plans for budgeting and bidding
- Review and understand land development contracts with subcontractors
- Represent Land Development management in site issues with homebuilding superintendents (e.g., lot issues, infrastructure, landscaping)
- Oversee, review, and approve field purchase orders
- Track market pricing for budget development and identify shortfalls
- Manage best management practices (BMPs) for SWPPP and dust control compliance
- Ensure compliance with local, state, and national regulations and company policies
- Maintain communication across departments on project timing, design elements, access, and common area improvements
- Conduct business professionally and ethically to support customer satisfaction and company profitability
- Ability to travel overnight as needed
