Coates Field Service, Inc. is seeking an experienced Right of Way Project Manager for electric transmission projects in Rochester and Syracuse, NY. The right candidate will have advanced technical proficiencies and experience working with project databases.
Overview of Duties :
Responsible for management and supervision of field Right of Way Agents and other staffReviews and evaluates the work of all field staffMediates and resolves issues that arise between landowners, agents, client, subcontractorsAssists Right of Way Agents in negotiating with property owners as neededAssures that project progress reports are prepared accurately and on scheduleMonitors project and prepares forecasts, milestones, and other reports for client and Coates operations / corporate officeTrains employees and assures that they understand and carry out their assigned dutiesInstructs personnel on safety proceduresProvides quality control check on easements, title reports, legal descriptions, other documents associated with the projectCollaborates closely with other Coates departments to communicate project needs and goals and to ensure project success (e.g., GIS, database / IT, title, documents, permitting)Meets with client on a regular basis to report on project and answer questions, resolve issues, provide summary reportsTestifies as expert witness in court during condemnation and other legal actionsLiaison between client and Coates operations / corporate managementMonitors staffing and recommends adjustments to personnel numbers in response to workload, budget, and scheduleAudits project files at project end, assures accuracy and organization, transmits or transports files to client in requested formatKnowledge, Skills & Abilities :
Prior experience in electric transmission projects, including greenfield and brownfield projectsIn-depth knowledge of all aspects of land and right of way acquisitionKnowledge of and ability to manipulate KMZs; familiarity with GIS a plusAbility to manage diverse personnel in demanding environmentsKnowledge of turnkey project management, from initial activities such as ownership research through negotiations, acquisition, encroachments, construction, damage settlement, condemnationMinimum Requirements :
Professional training and education in law, real estate, petroleum land management, ethics, project management, etc.Technical skills required to use databases, enter data, and format reportsExpertise in negotiations, conflict management, and mediationWho We Are :
