CONSTRUCTION BUILDER
Summary :
To provide on-site coordination for all phases of residential construction projects, including coordinating subcontractors, material, and equipment, ensuring that specifications are being strictly followed, and work is proceeding on schedule and within budget. Builder shall be responsible for scheduling, inspections, quality control, and job site safety.
Essential Functions / Major Responsibilities of Builder :
- Schedule contractors, consultants, and vendors in critical path to ensure timely completion.
- Perform quality control duties and responsibilities regarding the work being performed.
- Ensure that contractor is fully executing and complying with his contracted scope of work.
- Coordinate required inspections with local jurisdictions.
- Identify contractor non-compliance with safety, health, and environmental quality standards.
- Identify conflicts in construction progress and communicate them to director of construction for resolution.
- May perform duties at multiple job sites, simultaneously.
- Ensure contractor has corrected all deficiencies identified
- Walk all units on project daily to monitor activities and assist in future planning.
- Issue notices of non-compliance to contractors in regard to safety, quality of work, or scheduling.
- Ensure that the job site is always kept in a clean and organized manner.
- Perform job progress and completion punch list identification and completion.
Secondary Functions :
Coordinate homeowner unit specifications with marketing staffMeet with homeowners to review plans and specs on presale contractsIdentify areas of work that are outside of subcontracted scope.Opening the jobsite at beginning of the day and securing the jobsite at the end of the day.Assist in hiring trade contractorsMay assist in training superintendents, customer relations managers, etc.Qualifications and Requirements
Must have experience in one or more of the following : residential construction, residential site work, site management, and / or project management.Minimum of Two-year degree PREFERRED.This position requires GSWCC Level 1-A Certification (Blue Card) and SCDHEC EPSCI Certification. If candidate is not already certified, they must be able to obtain certifications.Clean driving record required.Must be willing and able to drive to jobsites which may vary from Aiken County, Richmond County, and Columbia County. Company vehicle is provided.
