Kairos Living, a technology focused real estate investment fund with substantial capital backing, is seeking a motivated and dynamic Finance Director. The individual with excellent organizational and communication skills, that will be an integral member of the team.

About The Position

This role is responsible for driving financial and business analysis, valuation and financial modeling, capital structure planning, forecasting and strategic initiatives across the company. Reporting directly to the CFO, this individual will play a key role in developing fundraising materials for potential investors and assisting in creation of required investor reporting packages and presentations.

The Finance Director will work collaboratively with cross-functional teams to support data driven business and operational decision making based on the analysis of results and metrics. They will also lead efforts in reporting to company management and investor groups. Additionally, this role includes maintaining the fund portfolio valuation model and modeling new opportunities, including potential funds, joint ventures, acquisitions, development projects, and new debt financings.

This position offers significant growth potential within the organization and provides visibility to private equity ownership groups, external investors and lenders.

Key Responsibilities

Portfolio & Fund Management :

  • Develop, maintain, and refine portfolio fund models and projections for current and prospective opportunities.
  • Analyze new joint venture and fund opportunities, including acquisitions and debt financing.

Investor Reporting & Relations :

  • Collaborate with the accounting and analytics teams to prepare monthly and quarterly investor reports, offering memorandums, and fundraising presentations.
  • Acquisition modeling and diligence :

  • Maintain financial models for acquisition opportunities to ensure key assumptions align with metrics and diligence on the deals.
  • Assist in overseeing due diligence on acquisition and development opportunities
  • Prepare investment memos for ownership groups
  • M arket Research and Valuation :

  • Stay informed on market trends using data subscription services and public reports to provide actionable insights.
  • Create valuation models for new opportunities and maintain portfolio valuation accuracy.
  • Lending Strategy :

  • Establish and optimize relationships with lenders for various financing facilities, including securitizations and construction loans.
  • Maximize leverage and returns for funds under management.
  • Process Improvement :

  • Identify and implement process enhancements to drive efficiency and ROI across the company.
  • Cross-Functional Collaboration :

  • Partner with teams across analytics, accounting, and operations to ensure timely, accurate, and impactful financial reporting and decision-making.
  • Qualification and Skills

    Experience in real estate investing or lending is preferred.

  • 5+ years of experience in a quantitative role with accountability for rigorous forecast and variance reporting.
  • Background in investment banking, lending or FP&A, with a solid understanding of US GAAP.
  • Proficiency in financial systems and business applications, including Power BI or other business intelligence tools, Salesforce, advanced Excel modeling and PowerPoint.
  • Strong analytical, critical thinking and quantitative skills.
  • Exceptional project management abilities, with a focus on organization, attention to detail, and multi-tasking in a fast-paced environment.
  • Solid business acumen with the ability to evaluate the economic impact of variable based scenarios.
  • CPA or CFA certification is a plus
  • Must be based in the Chicago, IL area and willing to work in office 2-3 days per week.
