We are seeking a detail-oriented, analytical, and experienced Asset Management / Business Analyst. In this role, you will be a critical member of multiple teams, supporting key executives including the President, Chief Development Officer, and Chief Operating Officer.

You will be responsible for working on teams to drive strategic projects, from analyzing company performance and market trends, creating financial models, dashboards, and reports, to facilitating informed decision-making across Optima’s real estate portfolio. This role will be a critical team member with accountability for project coordination, research, analysis, and reporting for a real estate portfolio that continues to grow.

What You'll Do

  • Contribute to asset management functions, including budget and financial reviews, capital expenditure management, lease sensitivity analysis, and capital events.
  • Evaluate and underwrite potential real estate developments.
  • Assist with managing the due diligence process, including the review and analysis of leases, property operating performance, legal documentation and other investment-related information.
  • Perform complex financial analyses, including the development of cash flow projections, operating proformas, and valuation models utilizing Excel.
  • Assist with the preparation of investment summaries and memoranda to be presented to the firm’s Principals and equity partners.
  • Gather and evaluate economic and market data.
  • Interface with equity partners, lenders, and local brokerage contacts.
  • Participate in property tours and conduct property and site analyses.
  • Update and maintain asset management reporting, the development pipeline, and relevant market data.

What You'll Need

  • Undergraduate degree in real estate, finance, economics or a related field with a strong record of academic achievement.
  • Ability to manage and complete multiple projects and priorities within agreed-upon deadlines.
  • Ability to produce high-quality deliverables in an accurate and timely manner.
  • Advanced proficiency in Excel modeling is required.
  • Strong work ethic, attention to detail, and desire to succeed are essential.
  • Ability to work autonomously while having the capacity to excel within a group dynamic.
  • Strong written and oral communication, graphical presentation, and interpersonal skills.
