OVERVIEW
As the Director of Acquisitions, you will take charge of driving the acquisition of digital infrastructure assets, primarily focused on telecommunications. This role requires a highly proactive, sales-driven mindset as you build and cultivate a book of business from the ground up. Your primary responsibility will be to cold call and actively engage potential sellers, creating long-term relationships with property owners in your assigned territory. You will manage the entire acquisition lifecycle, from initial outreach to deal closure, using a consultative sales approach that prioritizes relationship-building and value creation over financial analysis. This is a business development-focused / sales-centric position, meaning you will spend a significant portion of your time identifying, sourcing, and negotiating new deals, while continuously growing your portfolio and expanding the client base. You will work alongside a strong team that supports you in executing the transactions, but your core responsibility is sales-oriented.
RESPONSIBILITIES & CONTRIBUTIONS :
- Cold call, canvass, and actively prospect to build a robust pipeline of acquisition opportunities, developing and managing a book of business from the ground up.
- Generate and drive business development opportunities by cultivating relationships with property owners, leading discussions and negotiations from initial contact to deal closure.
- Quarterback negotiations on deal terms and structure, always aligning with corporate guidelines and objectives.
- Serve as the primary point of contact for property owners, overseeing the acquisition process with a focus on relationship management and strategic partnership.
- Work closely with the deal team to conduct due diligence, manage key milestones, and ensure deals are executed smoothly.
- Achieve and exceed performance goals, including monthly and quarterly KPIs, with a focus on pipeline development, deal origination, and revenue growth.
- Utilize CRM tools (Salesforce) and performance dashboards (Tableau) to track and optimize the acquisition process, manage opportunities, and ensure ongoing success.
QUALIFICATIONS :
A Bachelor’s degree or equivalent experience in Sales, Business Development, or a relevant field.2-5 years of experience in sales-driven roles, particularly in cold calling, canvassing, and business development.Proven ability to originate and close deals, ideally within digital infrastructure, telecommunications, or related industries (such as commercial real estate, financial services, or mortgage banking).SKILLSET FOR SUCCESS :
A sales-first mentality with experience building a pipeline, engaging clients, and driving business from the ground up.Strong understanding of business development and client relationship management.Proficiency with sales automation tools (Salesforce) and Microsoft 365 tools (Outlook, Word, PowerPoint, Excel, Teams).Exceptional communication skills, with a natural ability to connect with prospects, overcome objections, and negotiate effectively.Strong organizational and time management skills to handle multiple opportunities simultaneously and prioritize effectively.A competitive spirit with a proven track record of meeting and exceeding sales targets and KPIs.PREFERRED SKILLS :
Experience in telecommunications, commercial real estate, or financial services is a plus.Understanding of basic financial principles, such as Time Value of Money and Market Pricing Dynamics, is helpful but not required.Familiarity with sales performance metrics, KPIs, and CRM tools to track and drive success.COMPENSATION :
Commissions are uncapped, offering unlimited earning potential. Commissions are paid for funded deals in the subsequent pay period.Eligibility for an annual bonus based on achieving key performance indicators (KPIs), calculated based on all deals closed throughout the year.Starting Salary : $70,000 base + Uncapped Commission (top performers can make 250k+)TEAM DYNAMICS :
