Job description
VISION : Privately-held, based real estate management that owns individual properties with retail tenants and multiple shopping centers with up to thirty tenants in Connecticut. Business is constantly looking to acquire additional properties in southern New England.
OPPORTUNITY : New role. Principal wants to spend more time on new acquisitions and needs a proactive and make-it-happen leader to take over daily management. The business is in excellent shape with local, regional, and national tenants that have five-to-twenty-five-year leases. Overview of responsibilities and opportunities to contribute are :
- Lead a current team in construction, lease management, property management, and business administration
- Provide an overview on all construction activities (renovations, maintenance & new construction)
- Review all property management including leases, new tenants, and relationship management
- Partner with legal on all contract negotiations and updates; new local and state changes in the law relevant to property management; environments, insurance issues, etc.
- Oversee all vendor contacts (e.g., painting, landscaping, snow plowing, garbage removal)
- Review all accounting (i.e., daily cash, deposits, monthly reporting, expenses)
- Identify opportunities to use technology and improve business processes
- Partner on marketing property for new tenants and onboarding of new acquisitions
REQUIREMENTS : BS / BA ideal. Key is 10+ years of business experience with last 4+ years in real estate and property management. Ideal candidate would have experience in all of the above and looking for a long-term solution and opportunity to drive growth. No relocation offered or considered.
REWARD : $140,000 to $180,000 salary plus incentives
