We are looking for an individual to join our team as a Facilities & Maintenance Manager at our Technical Services Center and Corporate Headquarters. This role is responsible for the comprehensive maintenance and upkeep of buildings, equipment and grounds. The role also oversees waste management and safety activities at the Corporate Headquarters and Technical Services Center, Beet Seed Processing and Agricultural Buildings. Additionally, this position addresses the needs and concerns of its tenants to ensure a safe and well-maintained environment.
The principal accountabilities of this position include, but are not limited to :
- Promote Positive Work Culture : Lead and foster a positive work environment through the Company Values of Safety, Integrity, Quality, Teamwork, and Accountability.
- Maintenance Supervision : Oversee timely interior and exterior maintenance and repair of the Corporate Headquarters, Technical Services Center, Seed Processing, and Agricultural Building equipment.
- Contractor Management : Supervise contractors responsible for the repair and maintenance of mechanical, electrical, plumbing, refrigeration, and heating equipment, including boilers, pressure vessels, electrical and pneumatic control systems, and HVAC systems. Hire specialty contractors for capital projects and compliance maintenance to conform with environmental and safety regulations, operating within established policies, procedures, and budget constraints.
- Equipment Maintenance : Implement equipment modification and preventative maintenance programs. Ensure compliance with Minnesota State and insurance underwriter boiler inspections for boiler operation and maintenance, including pressure vessels such as air compressors and air tanks. Work in cooperation with the Agriculture and Beet Seed departments to ensure all equipment is in working order and be able to respond to repairs as needed.
- Loss Prevention and Safety Inspections : Conduct monthly facility inspections to comply with all insurance, flood and fire inspections to ensure loss prevention plans are in place.
- Safety & Environmental Compliance : Develop and implement building safety activities. Ensure equipment operation procedures comply with OSHA, EPA, MPCA and other local, state, and federal regulations. Maintain safety, EPA, and hazardous waste records, and monitor compliance.
- Hazardous Waste Coordinator : Maintain Hazardous Waste Coordinator designation. Supervise all disposal and reporting of hazardous waste generated and maintain the Very Small Quantity Generator (VSQG) designation.
- Security Coordination : Manage building security activities, respond to security calls and equipment alarms, and repair critical equipment promptly. Monitor fire retardant and alarm systems, responding to alarms as necessary. Be on-call for security responses.
- System Maintenance : Maintain heating, cooling, and electrical systems, overseeing necessary repairs. Coordinate with the Moorhead Factory for electrical supply, fire suppression source and water supply. Work with the Moorhead Factory in conjunction with their early shutdown.
- Capital Project Management : Develop and submit the annual capital project plan. Upon approval, complete paperwork, request bids, select contractors, and manage projects to ensure completion within budget.
- Budget Management : Prepare and submit maintenance and repair operating and capital budgets for approval. Monitor budgets to remain within constraints.
- Grounds Supervision : Supervise lawn care services and snow removal around buildings and walkways. Oversee temporary staff utilized from time to time on a project.
- Cleaning Service Monitoring : Ensure outside cleaning services comply with contracts and meet the expectations of the building staff.
- Other Duties : Perform other duties as assigned.
To be successful in this position requires extensive knowledge of facilities management, including the operation and repair of electrical, mechanical, heating, ventilation, air conditioning, refrigeration equipment, and electrical and pneumatic control systems. These skills are typically gained through a two-year vocational training program and five years of related work experience. A Special Boiler license is required or must be obtained within the first year of employment. Excellent knowledge of local building codes, OSHA, fire safety, safety, and environmental regulations, and effective supervisory skills are also required.
Compensation Range :
82,390.87 - $102,988.59 Annual Salary
