Job description
SUMMARY :
This position ensures project is constructed in accordance with design, budget, and schedule. May supervise and coordinate various contractors to ensure contract compliance and will supervise and coordinate trade work.
RESPONSIBILITIES :
Collaborates on developing and generating the project construction schedule, alerting the supervisor to any significant changes affecting project timing.
Prepares and maintains reports in compliance with company policies.
Ensures accuracy of all layouts.
Upholds safety policies and procedures.
Reports any labor disputes or personnel issues to the supervisor promptly.
Manages subcontractor labor crews effectively, coordinating their schedules and activities.
Organizes the routing and delivery of materials while safeguarding against theft on job sites.
Conducts and co-leads weekly construction meetings with subcontractors and vendors.
Evaluates and approves overtime requests, securing necessary clearances.
Maintains a daily summary of activities, reviewing them with the project manager regularly.
Monitors subcontractor compliance with quality control measures and minimizes punch list items.
Oversees subcontractor efforts to create pre-punch checklists, ensuring timely completion before final inspections.
Facilitates the completion of punch lists, obtaining necessary approvals from clients and architects.
Supports project and estimating managers by reviewing bid documents and estimates.
Examines subcontractor invoices and offers recommendations for approval, reduction, or rejection.
Documents all field changes and as-built conditions for review by the project manager.
Undertakes additional duties as assigned.
REQUIREMENTS : Proficient in traveling to and from property locations.
Skilled in utilizing technology and proficiently operating a computer.
Effective and professional communication with all levels of company employees, contractors, subcontractors, and tenants.
Competent in supervising and managing labor crews, including maintaining work schedules, employing people management best practices, and identifying potential on-site risks.
Possesses 5+ years of field experience in a supervisory role in commercial construction, with a solid foundation in mechanical and electrical systems.
Holds a High School Diploma or GED.
Demonstrates proficiency in Microsoft Office and Microsoft Project.
Capable of thriving in a fast-track project delivery environment.
Exhibits excellent verbal and written communication skills, enabling effective collaboration across all organizational levels.
Possesses a working knowledge of building construction and basic maintenance.
Demonstrates strong customer service skills, ensuring professional interaction with tenants and subcontractors.
Skilled in people management, effectively providing information to supervisors, co-workers, and subordinates via telephone, written communication, email, or in person.
